Of its 11,536 homes, about 58% are detached houses (6,643) and about 24% are in buildings of five or more units (2,759): condos and apartments, many of them in larger complexes. Another 800 homes sit in two-unit buildings and 488 in buildings of three or four units. About 69% of homes are owner-occupied. The Danvers State Hospital site
Danvers State Hospital opened in 1878 and closed for good in 1992. According to Wikipedia, the property was sold to the apartment developer AvalonBay in December 2005 and most buildings were demolished starting in January 2006 as part of a plan for 497 apartments on the 77-acre site. We did not verify the current unit counts or ownership from an official source, so we do not quote them here.
Zoning for more housing
Under the state's MBTA Communities law, the state housing office reviewed Danvers' "Character-Based Zoning Districts" and found them compliant in a letter dated March 17, 2025. The district covers 104.4 acres with an estimated as-of-right capacity of 1,553 units, against a required minimum of 1,176 units and 50 acres (Mass.gov letters, Aug. 2026). That rule is about where new multi-family housing may be built. It does not change the Title 5, smoke certificate or lien steps for a sale.
