Green hydrants are Center district; red hydrants are the other district.

Zoning for more housing

The state housing office found Lynnfield's Multifamily Overlay District (three subdistricts) compliant with the MBTA Communities law in a June 9, 2025 letter. The district is 40.6 acres with an estimated capacity of 629 units, against a requirement of 40 acres and 607 units. The letter noted that flood plain land is excluded and cautioned the town about discretionary site plan review (Mass.gov letters). It affects where new apartments may go, not how you sell your house.

  • Smoke and CO certificateLynnfield Fire Department: Fire Prevention (26F inspections). Inspections are by appointment only, Monday to Friday 8 am to 4 pm, through an online scheduler linked on the Fire Prevention page; Lieutenant Jeff Fiorentino is the contact at 781-334-8118. For the fee, the 2026 Annual Town Meeting warrant listed a proposed $50 for a single-family house or condo, $100 for two-family and $150 for three to six family. We could not confirm that this article passed, so ask the department for the fee that applies on your closing date.
  • Sewer or septicWe did not find a town page saying where public sewer exists, and the Health Department's septic page offers a public search of Title 5 reports, as-built plans and certificates of compliance, which suggests septic systems are common. A 2017 local news report describes a separate sewer link for the MarketStreet development through Wakefield and the MWRA (Local Headline News). Do not assume your house is sewered. Call the Health Department (the septic page lists 781-334-9481) to ask. If it is septic, Title 5 requires an approved inspection within 2 years before a sale, valid for 2 years, or 3 if the system was pumped each year with records (Mass.gov). The town also posts Title V deed restriction forms for 2-, 3-, 4- and 5-bedroom systems; we did not open them.
  • Municipal lien certificate and water billMunicipal lien certificate: the Treasurer/Collector at 55 Summer Street charges $50 per certificate, and a property with more than one parcel needs one for each parcel. Send the property description, parcel number and a stamped return envelope. The town says it is usually ready in about 10 business days (town page). Final water: if the house is in the Lynnfield Center Water District, call 781-334-3901 two or three weeks before closing to book a final reading; the fee is $125 and the water account must be settled before closing (LCWD move-out page). If the house is in the southeast one-third served by the separate Lynnfield Water District (842 Salem Street), contact that district directly; we found no published final-read process on its site.

Do I need a Title 5 inspection to sell a house in Lynnfield?
