North Reading is a Middlesex County town of 15,554 people (2020 Census) on 13.5 square miles. Of about 5,900 homes, roughly 74% are detached houses (4,371) and about 84% are owner-occupied. Another 1,040 homes (about 18%) are in buildings of five or more units, a larger apartment and condo share than Lynnfield next door, while two-to-four-unit buildings hold only about 143 homes. Housing counts are American Community Survey estimates for 2020 to 2024, so they carry a margin of error.

This is a newer town than most of the north-of-Boston list. About 43% of homes were built in 1980 or later, about 46% between 1940 and 1979 and about 10% before 1940. The estimated median value of an owner-occupied home is $710,500 (Census estimate, not a sale price). Newer homes can mean fewer surprises with old wiring, and the town's lack of town-wide sewer makes the septic question the main sale-day item.

North Reading does not have a town-wide public sewer. The Select Board voted on May 20, 2024 to end planning for a connection to the Greater Lawrence Sanitary District, and the town's own project is a smaller sewer extension that connects six town buildings to the treatment plant at the high school. For almost any house sale here, assume septic until the Board of Health or the town says otherwise. The town also charges the highest residential rate of the five towns on these pages at $13.02 per $1,000 for FY2026, with every other class at $13.01.

In the three months the median moved from $749,000 to $665,000 and back up to $730,000, which is mostly a sign that the mix of condos and houses changes each month in a town this size. The state housing office found North Reading compliant with the MBTA Communities law in an October 3, 2025 letter, based on a combination of existing zoning and the new Lowell Road Multi-Family Zoning Overlay District. The new district covers 97.98 acres with estimated as-of-right capacity of 2,143 units at about 31.5 units per acre, against a required minimum of 750 units and 50 acres (Mass.gov letters). It is about where new multi-family housing may go and does not change the steps to sell a house.
