Winchester is the highest-priced of the five towns on this list. The Census puts the median owner-reported home value at $1,215,200 (ACS 2020-2024), and 81.7% of occupied homes are owner-occupied. Zillow's index put a typical single-family home at $1,683,012 in August 2026. At those prices, a small mistake in pricing or prep costs real money, so the details below matter.
Two things are specific to selling in Winchester. First, the Aberjona River and its tributary Horn Pond Brook cause most of the town's surface flooding, and FEMA maps the 100-year and 500-year floodplains. Lenders use those maps to decide who must carry flood insurance, so a buyer may ask where your house sits. Second, the town has two commuter rail stations on the Lowell Line, Winchester Center and Wedgemere, both in MBTA Zone 1.
Winchester's town offices are good at publishing the paperwork. The assessor posts its record cards online, the tax collector posts the lien certificate fee, and the fire department posts a full guide to its inspection. The one gap we found is the final water reading, covered below.

Redfin's single-family row for May 2026 shows 23 of the 29 sales, a median of $1,700,000 and 57% sold above list. Zillow's August 2026 index puts a typical Winchester home at $1,548,862 (up 2.4% in a year), a typical house at $1,683,012 and a typical condo at $768,391.
What it means if you sell: Winchester moved from a market where three in four homes sold at or below asking in March to one where six in ten sold above it in May, and days on market fell from 25 to 16. Spring is the fast season. The average sale price compared with list price stayed close to 100% in all three months (99.3% in March, 101.6% in April, 101.8% in May), which suggests buyers here pay close to the asking price when the price is set well. Houses and condos are priced about $900,000 apart, so use comparable sales for your own type. Redfin's latest month here is May 2026.
Flood maps and your address
The town's Local Flood Hazards page says flooding comes from overtopped streams, rivers and ponds, from poor street drainage, and from groundwater. The Aberjona River and Horn Pond Brook are the biggest surface-water sources, and Wedge Pond, Winter Pond and the Upper Mystic Lake can flood too. The town's engineering department will help you work out whether a house is in a flood hazard area and whether an elevation certificate exists, at no cost, per its flood maps page.
FEMA also redrew the maps. The town's 2023 map update page says the new maps use 2020 terrain data, keep the same base flood elevations, and were set to take effect July 8, 2025. It says a property outside the floodplain could now be inside it, or the reverse. Check your address on FEMA's Map Service Center before you list, because the town page is a summary and the FEMA map is what a lender uses.
MBTA zoning and the stations
The state found Winchester compliant with the MBTA Communities law in a letter dated February 6, 2025. The district is 47.9 acres with room for an estimated 1,396 multi-family units, against a requirement of 1,220, per the state's letter. The MBTA celebrated the fully renovated Winchester Center station in July 2025; it had closed for repairs in 2021. Wedgemere has a 119-space lot run by the town. We did not look into how either station affects prices.

- Registry of DeedsMiddlesex South Registry of Deeds. The state's town list puts Winchester in the Middlesex South district, 208 Cambridge Street, Cambridge. Search recorded deeds at masslandrecords.com.
- Smoke and CO certificateWinchester Fire Department, Fire Prevention Division. The department's guide covers one- and two-family homes and says to book as soon as you have a firm closing date; its prevention page lists a two-week lead time. You book by calling the non-emergency line, (781) 729-1802. No permit is needed, the certificate is good for 60 days, and the inspector applies the rule for the year your house was built. The department lists the fee as "set by the Town" and its published fee schedule does not show a smoke and CO line, so ask the price when you call. - Sewer or septicWinchester's sewers feed the MWRA system, and the town pays the MWRA a yearly sewer assessment, according to the town's Water and Sewer Enterprise Fund FAQ. The town's water FAQ says all water use is metered and also charged for sewer. We could not find a published share of homes on sewer, or a list of streets on septic. If your house has a septic system or a cesspool, you will need a Title 5 inspection; see the Title 5 guide.
- Municipal lien certificate and water billThe town's real estate FAQ says a municipal lien certificate costs $60 for a residential property and $105 for commercial, and is issued within 10 business days. Send the current owner's name and the property address with payment (an attorney's check, certified or personal check, or cash in person) to the Office of the Tax Collector, 71 Mt. Vernon Street, Winchester, MA 01890, and include a stamped, self-addressed envelope if you want it mailed. For the water bill: Winchester bills quarterly in January, April, July and October, and most meters are read by radio. We could not find a published final-read process for closings.
