Reading is a commuter town on the MBTA Haverhill Line, and most of its homes are owner-occupied. The Census puts the owner share at 82.4% (ACS 2020-2024), and the median owner-reported home value at $809,000. That second number is what owners think their homes are worth, not what buyers paid, so use the sales numbers below for pricing.
The thing that sets Reading apart for a seller is its lots. The town says about 80% of the parcels in its S-15 district are smaller than the district's 15,000 square foot minimum, because the houses were built before the zoning was. Anyone who buys your house and wants to add on may need a special permit. If you have a finished addition, check that it has permits and a final sign-off, because the buyer's attorney will ask. Reading also changed its apartment and downtown zoning in 2024, which is covered below. That zoning is for a handful of districts. It does not rewrite the rules on a typical single-family lot.
The Reading market
Redfin counts every home sold in a month. In May 2026 Reading had 32 sales, and 25 of them were single-family houses. The three months below are the ones with at least 10 sales.

For houses only, Redfin shows a May 2026 median of $1,050,000 on 25 sales, with 80% selling above list. For comparison, Zillow's index put a typical Reading single-family home at $970,329 in August 2026 (up 3.2% in a year) and a typical condo at $587,143 (up 1.9%). Zillow's number is a smoothed value index, not a sale price, so it will not match Redfin's medians.
What it means if you sell: in spring 2026, most Reading homes that sold went for more than the asking price, and the typical home took two to three weeks. A median built on 15 to 32 sales jumps around, so one month is not a trend. The price gap between houses and condos here is nearly $400,000, so a comparison that mixes the two will mislead you. Ask for comps in your own house type, and see what you would net at a few different prices. Redfin's latest month here is May 2026.
The 2024 zoning vote and what it covers
At the November 2024 Subsequent Town Meeting, Reading voted to expand its Apartment-80 district, which covers areas including the Gazebo Circle and Reading Commons developments, and to raise the density in its downtown 40R district from 20 units per acre to 35. The town says this was done to meet the state's MBTA Communities law. The state's compliance letter, dated May 27, 2025, says Reading's district is 87.6 acres with room for an estimated 1,526 multi-family units, and finds the town compliant. The town's own FAQ on the same page still says it was awaiting the state's review, so the state letter is the newer word.
For a seller, the useful point is narrow: the new rules change what can be built in the apartment and downtown districts. We found nothing from the town or the state saying they change the rules for a single-family lot, and we will not guess at what they do to any street's prices.
The commuter rail station
Reading's station is in MBTA fare Zone 2, per the MBTA's station page. On August 14, 2026, the MBTA announced $139.6 million in federal money for the Haverhill Double-Track Project, which includes high-level platforms at the Reading station, per the MBTA announcement. We did not find a construction schedule for the Reading station.

- Smoke and CO certificateReading Fire Department, Fire Prevention. You apply and pay online and can print the permit once it is approved. The fee schedule lists $50 for a single-family house, $100 for two units, $150 for three to six units and $500 for seven or more, with a $50 re-inspection fee. - Sewer or septicReading's Sewer Division maintains about 100 miles of sewer main and 12 pumping stations, under state and MWRA rules. We could not find a published share of homes on sewer or a list of unsewered streets. If your house has a septic system, the town's septic abandonment page says all systems must be inspected on sale and transfer of a home, and it describes how a septic system is closed out once a house connects to sewer. - Municipal lien certificate and water billMail a letter with the property address and current owner's name to the Collector's Office, 16 Lowell Street, Reading, MA 01867. The town's real estate FAQ lists $50 for a single-, two- or three-family house or open land, $100 for four-family and $150 for commercial, and says it is done within 10 business days. Final water and sewer reads are requested with the town's online form: it only takes requests within 14 days of closing, schedules the read two business days before closing, and the water office works Monday to Thursday and is closed Fridays. How do I get the final water reading before closing in Reading?
