The Census puts owner-occupancy at 37.2% (ACS 2020-2024), the lowest of the five towns on this list, and the median owner-reported home value at $610,000. Redfin's monthly counts here are small: 6 to 14 sales a month all types, and only 2 to 6 single-family sales a month. That means every number below comes from a thin sample.

Three things are specific to selling in Everett. The city has its own smoke alarm rule, which requires an alarm inside every bedroom whatever the age of the house. The water department makes you order a final reading before the city will issue the lien certificate. And the city sits under Logan Airport's flight paths: Massport keeps a noise monitor on Tremont Street near Prescott Street in Everett, which is one of 30 around the airport.

Zillow's August 2026 index puts a typical Everett home at $628,482 (up 1.1% in a year), a typical house at $674,216 (up 0.8%) and a typical condo at $421,557, which is 0.1% lower than a year earlier. Zillow's number is a smoothed index, not a sale price.

What it means if you sell: in both months a majority of homes sold above list and the typical home took under three weeks. But 14 sales is a tiny sample, and the average sale price was within 1% of list in both months. Everett condos have gone flat in price over the last year, per Zillow, while houses edged up. Logan Airport noise and your sale

The FAA treats a yearly average of 65 decibels (DNL) or more as incompatible with homes. Massport says about 67,000 people were exposed above that level in 1987 and 7,980 in 2024, across all the communities around Logan, per Massport's noise monitoring page. We found no Everett-only figure and no source saying how noise changes any Everett home's price, so we will not guess.

What we can say: Massport runs a voluntary Residential Sound Insulation Program for homes inside its current noise map, and it lists the tests a home must pass. Massport says to call its noise report line, 617-561-3333, to find out if your home is eligible. The residential exemption

The assessor's page says Everett has accepted the local-option residential exemption, a credit on the assessed value of a home the owner lives in, voted each year by the mayor and city council. The example on that page uses FY2019 numbers, so ask the assessor what the current credit is. It does not apply to a property the owner does not live in, so a buyer who plans to rent the place will not get it.

Everett does not appear on the state's list of districts with approval letters as of August 27, 2026. That is not a finding of non-compliance, only that we did not find an approval letter. Ask the planning department for the current status.

  • Smoke and CO certificateEverett Fire Department, Fire Prevention. The office is open Monday to Thursday, 8 AM to 6 PM, at (617) 394-2349. Its page links to the state's sale requirements and posts a city ordinance (Section 8-25) that requires one smoke alarm inside each bedroom and sleeping area regardless of when the house was built, enforced for sales, new tenancies and occupancy inspections as ordered by the fire chief.   • Sewer or septicEverett's water department says its wastewater system is about 70 miles of pipe, that all of the city's wastewater flows by gravity through city pipes into the MWRA system, and that its drinking water comes from the MWRA at five points, per the city's Water and Sewer page.   • Municipal lien certificate and water billStart with the water department, because the order matters. The city says a final water and sewer read is needed for a sale, and its lien certificate form says the certificate cannot be issued without it. Download the Final Bill Request Form from the water and sewer page and email it to the water office or bring it to 19 Norman Street (617-394-2325). A meter technician reads the inside meter within 2 weeks of closing, you arrange access, and a $150 fee is added to the final bill. Then request the municipal lien certificate from the Collector's Office, 484 Broadway, Room 13 (617-394-2240). The city's form lists a $25 fee and says the city has ten business days. What is the final water reading in Everett and what does it cost?
